FHA Update -- The FHA now requires ALL condo projects to get recertified every 2 years. Many projects expired on December 31, 2010 and most others will expire during 2011. Approvals made before the implementation of formal HRAP/DELRAP approvals did not survive and are no longer in the approved database. These projects will now require full project approval or re-certification depending on the prior approval date. Case numbers will not be issued for any project whose status has expired.

Let Texas Condo Approvals handle the HRAP and do the underwriting review to identify all the "gotchas" that get the applications bounced back and delay everything. We'll spend the time with your staff or HOA Board to ensure the documents are in proper shape. Our involvement can mean you eliminate the financial risks behind your comprehensive "reps and warranties".

Consider outsourcing the entire application process to us as a subcontractor. Perhaps you can pass some or all of the cost through to the buyer (just like the HOA transfer fees) or to their HOA as it will benefit all of the owners there. Having the project approved through TCA should open you to a pool of more profitable investors.
